Mold Inspection
Swab or Lift Sampling:
This is a specific type of test performed when there is visible mold growth. We use a wetted swab or Bio-Tape to lift the growth off the surface and then seal it in a specialized container. This will then be forwarded to an AIHA accredited laboratory for analysis. The report will include the spore name and the description.
Whole House Air Sampling:
This is a more inclusive type of test that will let you know what is in the air you are breathing. All air samples will be completed using Zefon spore trap cassettes (Air-O-Cell®) to ensure the most reliable results. The Air-O-Cell® is designed for the rapid collection of a wide range of airborne aerosols including mold spores, pollen, insect parts, skin cells, fibers and inorganic particulate.
The home’s air is drawn through the spore trap cassette using a self-contained IAQ pump and then all biological particles are impacted on to the slides surface. The standard for all of our tests are a minimum of 2 samples inside and 1 sample outside (to have a baseline for comparison). These cassettes are then sent to the lab for analysis. The reports will show the type of mold and the amount of mold in the air (per cubic meter).
Thermal Imaging Inspection
Thermal imaging is a non-invasive, non-destructive way of evaluating conditions below the surface. Because everything from faulty wiring to the presence of termites, mold, or wet insulation affects the surrounding temperature, heat-sensitive photography can reveal these and other issues that just cannot be seen by the naked eye or with conventional or digital photography.
These cameras are useful for energy audits because you can see exactly where cold air is entering the home or heat is being lost, along with energy dollars. The thermal imaging camera inspection can document dangerous electrical hot spots or the presence of moisture which can lead to harmful mold. Thermal photography will deliver more thorough and in-depth inspections due to the fact we are able to view what can’t be seen with the naked eye.
Pool and Spa Inspection
Swimming pools can add value and enjoyment to a home but can also bring costly repairs if not properly maintained. For swimming pool and spa inspections, the safety of the walking surfaces, access doors and fences, re-circulation equipment, and safety and emergency equipment is assessed. If significant issues are located during the visual inspection, further evaluation and/or repair may be recommended.
Water Quality Testing
Water quality testing may be a home loan requirement for a home buyer or a home owner's first line of defense to ensure that their home's drinking water is safe. EGA Home Inspections uses only accredited laboratories for our certified drinking water analysis. All water samples are taken in a prescribed manner per the laboratory's guidelines and delivered promptly to the laboratory for analysis. Testing can be performed for Total Coliform, E-Coli, Lead, Nitrate and Nitrite. All Lab Testing Services costs may vary depending on tests chosen and how time sensitive the results are needed.
